Transient Rental Inspections

What is a Transient Inspection?

In order to rent your home on Airbnb, you must apply for a Business Tax Certificate with the Town of Mammoth Lakes and have your home or unit inspected by one of the towns approved inspectors.

Some background on TOT inspections

In order to rent your property legally on Airbnb, you will need to apply with the town for a Business Tax Certificate (BTC). 

To receive your BTC for a transient rental property you will also need to apply for a Transient Occupancy Tax (TOT) Certificate and a Transient Rental Inspection.

Here's where I come in, if your property doesn't have an approved inspection form on file I can inspect and approve your unit for you. The list of items I will review is posted on the Town of Mammoth Lakes website (Pre-Inspection Checklist). I've also included a detailed breakdown of the most frequently asked questions on our FAQ and Checklist Questions pages.

What does an inspection cost?

  • Studios - $100

  • 1-2 Bedrooms / Lofts - $125

  • 3 + Bedrooms - $175

  • Re-Inspection Fee - $50

How can I schedule an inspection?

Call, text or email anytime! 
Evenings or weekends are actually easier for me as I'm currently taking care of the newest member of our family, our little baby boy Calvin.

What can I expect if I hire you?

  1. I will come see the unit in person. You don't need to be present as long as there is a way for me to access the unit.

  2. Once your unit passes inspection I will invoice you according to the size of the rental through Square. You can pay by credit card, check or Paypal.

  3. After I receive payment I'll email the town directly with a pdf of the approved inspection form. I can cc you if you'd like!

  4. It should take just a couple of days for the forms to be processed by the town finance department. If you've turned in all other BTC and TOT applications in you should receive all of your paperwork in the mail in just a couple of days. Or you can call the town for your BTC number so you can start renting ASAP!


Checklist Questions

Item 1 You may disregard

Item 2 You're required to include the language from this section in a binder or posted in the unit: 

  • Maximum number of occupants permitted to stay overnight (2 per bedroom or loft + 2 for the main living area)

  • Max. number of vehicles

  • Location of on-site parking spaces and parking rules for seasonal snow removal

  • Notification that an occupant may be cited for creating a disturbance or violating the Quality of Life Ordinance

  • Notification that trash/refuse not be left on the property unless it is deposited in bear resistant containers or within a dumpster serving the property

  • Specific instructions on opening and securing animal resistant dumpsters

  • Notification that failure to conform to the parking and occupancy requirements is a violation of the Municipal Code

  • 24-hour phone number of property manager

  • Physical street address of the unit

  • Emergency contact information including 911 and non-emergency contact information for the Fire District and Police Department

  • Evacuation plan showing exit routes, exits, and fire extinguisher locations.

  • Evacuation plan should be within a sheet protector or other method to ensure that it remains legible and does not become damaged

Item 4 Minimum of one 2A10BC type extinguisher, this can be brand new, or certified within the last year.

Item 6 If there is a fireplace or solid fuel barbecue, you will need a 5-gallon metal container with tight fitting lid and clearly labeled disposal instructions (e.g. For Fireplace Ashes)

Item 12 (l) If there is a hot tub specific to your unit, you're required to install a lock to prevent public access

Item 12 (m) If your unit contains a loft please review the details of this item on the checklist carefully for compliance, including the link to the municipal code. If the unit does not meet requirements you will need to post a sign in the loft, stating that it is not intended to be used for sleeping. The town offers these signs for free while supplies last. 

Item 12 (n) Emergency exit lights are lights which will continue to work or come on if the power goes out. You can order "black out buddies" made by the red-cross from Amazon, or buy them at the local Do-it Center.
